Crawlspaces under buildings are hard to access and easy to ignore. But, “out of sight, out of mind” can lead to serious moisture problems. Mold remediation and structural repairs can be costly and the owner is usually unaware of a problem until one or more of the following occurs:

 

 Moldy or musty odors are noticed in the living area

 The humidity feels higher

 The floors seem colder

 There is condensation on the windows

 Occupants report declining health or an increase in allergy/asthma attacks

 They see mold growing on window sills, baseboards or closets

 They notice tiny bugs flying around in the building

 The hardwood floors begin to buckle or cup

 There is mold in the furnace and/or ductwork

 Utility bills get higher

 Plumbing or drain pipes freeze

The Code Was Wrong!

 

Mid-last century, homes began to be built without basements to save on building costs. This created the “crawlspace” or area between the ground and the main level of the structure. Building departments knew this ¼ basement with an earth floor would be damp, so they established codes requiring operable vents around the perimeter to let the crawlspace “breathe” and, in theory, vent moisture to the outdoors.
